Good to hear you guys had a good trip to Destin. The real estate market down there has just been unbelievable. I don't know if I've mentioned to you guys the number of folks at work here that have bought down there and consistently hit homeruns on their investments. Jill and I are getting in on a preconstruction opportunity in that general area. Just buying a lot that we hope to flip in 18 months or so.
